Buying and selling
Buying or selling anywhere on Vancouver Island.
I am Amber King, REALTOR®, with Royal LePage Nanaimo Realty. I help people buy and sell property anywhere on Vancouver Island, from my office on Gabriola, and I read the public record for a property before anyone signs anything.
Buying
What decides whether an island property works is rarely in the listing. It is in records held by four different agencies. I read them for you.
The record, read before you write an offer
For any property you are serious about, I read what the public record says about its well, its sewerage, its zone and development permit areas, and its fire protection, and tell you plainly what it shows and what it does not.
Gaps named, not glossed
Where a record is missing, I tell you which office holds it, what it costs to obtain, and how long it takes, so you can decide before an offer rather than after one.
Buying from away
Most Gabriola buyers start off the island. I can take you through a property's record by phone or email before you make the crossing to see it.
Viewing to completion
Viewings, the offer, the conditions you want in it — an inspection, a water test, a review of the title — and everything through to completion.
Selling
A buyer who has their questions answered early makes a cleaner offer. The preparation is the same work, done for your property.
Answers ready before the first showing
Buyers of island property ask the same questions first: water, sewage, what the zone allows. I assemble what the public record says about your property before it is listed, so those questions have answers from day one.
The gaps, told to you first
If a record buyers will ask about is missing — a sewerage filing held by Island Health, for instance — I tell you in advance, so you can decide whether to obtain it before a buyer asks.
A price with its reasons shown
I recommend a price and show you the sales it is based on, rather than a single number.
Listed through Royal LePage Nanaimo Realty
Your property is marketed and listed through the brokerage, with the record for it prepared the same way.
Before we talk about money
Before I ask about your finances or your reasons for buying or selling, I will give you the Disclosure of Representation in Trading Services. It is a short form that British Columbia requires, and it explains who I would be working for and what that means for you. So a first message only needs to say what you are looking for, or which property you are thinking about.
